HOW RESILIENT WAS THE UK REAL ESTATE MARKET BEFORE COVID 19

As you all know the UK market is one of the strongest markets in the world, attracting thousands to invest in prime areas. In 2019 the national housing price growth come to a standstill due the lack of supply, this was a positive for landlords as the rental growth saw a slight increase during 2019 due to declining availability of homes to let. So, this just shows there was a Supply vs Demand issue that we were facing.

The private rents in London on average rose by 0.9% in nominal terms in the year to June 2019 (ONS). This is up from -0.2% in June 2018 and marks seven consecutive months of positive nominal rental growth.

DID THE PANDEMIC IMPACT THE REAL ESTATE MARKET

 

The whole world was on a standstill and the property prices fell sharply after the onset of COVID-19 when the ockdown measures restricted the completion of property transactions.However, they quickly recovered, reaching a new record peak by November 2020.

These increases were mainly driven by the policies introduced early on to support businesses, household incomes and the housing market. These boosts to demand interacted with the decades- long under supply of housing – exacerbated by even worse than usual construction levels in Q2 2020.

Movement restrictions introduced in the second quarter of the year followed by the gradual easing of restrictions and the subsequent introduction of a property transaction tax holiday in July 2020 (which was due to run until March 2021) have made 2020 an unusual year in the housing market.

HMRC estimates pointed towards a 14.9% yearon-year increase in UK residential property transactions over 2021-22 (1,374,050), with annual volumes reaching their highest level since 2007- 08 (1,473,950) and year-on-year growth in the post-financial crisis era surpassed only by that in 2013-14 (22.8%).

Despite transaction volumes contracting for three consecutive quarters through Q4 2021, from the record high of Q2 2021 and as a combination of temporary stimulus support being wound down and exponential growth in house prices pressured affordability for many, quarterly transaction volumes remained both above or in line with the long-term average, and above levels recorded during the lockdown nadir through near-term post-lockdown recovery period.

WHAT’S HAPPENING IN THE MARKET NOW

As a result of the fall and the subsequent recovery of London rents during the pandemic, annual increases in average asking rents were at a high of 15.8% in the second quarter of 2022, with Rightmove recording the highest annual growth ever in any region.

Demand for private rental homes remains above supply in London and there are signs that both supply and demand are continuing to increase slowly, despite reports of many landlords considering leaving the market.

According to the House Price Index from the ONS, London house prices rose by 7.9% over the year to April, up from 4.9% annual growth in March. The average house price was highest in
Kensington & Chelsea at £1.5 million, and lowest in Barking & Dagenham at £336,000.

Its twin-turbo V8 engine delivers a power of 666 hp4, equaling that of the Performante but introducing specific sophisticated refinements in the design, with a significant increase in options in terms of colors and finishes for wheels, style packages, and interior and exterior details.

The past year was also a time of great success in terms of the awards received by the House of Sant’Agata. Some of the most significant recognitions concern employees and HR activity, such as the Italy Top Employer, received for the ninth year in a row and attesting to the best corporate welfare practices that have been promoted for years by putting people at the center of the business. Engel & Völkers reports 1.2 billion euros in Group commission revenues for 2022

Hamburg, 1st February 2023. Engel & Völkers, the leading platform for real estate agents, reports Group commission revenues of 1.2 billion euros for the 2022 financial year. Real estate worth a total of approx. 39 billion euros was brokered worldwide.

“Despite the onset of a cooling-off period on the real estate market, our turnover performance matched that of the previous year, in excess of 1.2 billion euros. On signing their order, owners of the Countach LPI 800-4 received a congratulatory letter from Stephan Winkelmann, Chairman and CEO of Automobili Lamborghini. A collectors’ item in its own right, the elegant letter’s papermaking techniques feature an intricate interplay of laser-engraved solids and voids, constructing and deconstructing the silhouette of the Countach LPI 800-4, and bearing the CEO’s message of sincere congratulations.

In the initial months of waiting, Countach LPI 800-4 customers received one of 112 numbered replicas of an exclusive painting created, as per tradition, by Mateusz Wowk, exterior designer and artist at Lamborghini’s Centro Stile, led by the Head of Design, Mitja Borkert. With the original work created on a large canvas in Sant’Agata Bolognese, the painting was digitally captured using gigapixel technology: one of the most advanced digital acquisition technologies adopted by museums. The work was then replicated in large format on canvas to reproduce the typical materiality of Mateusz’s brushstrokes and a classic example, typical of Lamborghini, in which art takes shape through ultra-high-tech processes.

Rimac Nevera Completes Final Crash Test

The intense crash test program for the global homologation of Rimac Nevera is finally complete after four years, thousands of digital simulations and nine complete vehicles destroyed. In total, Rimac Nevera prototypes were subject to 45 separate physical crash tests, and many more static passive safety tests – all necessary to ensure customers throughout the world can safely experience Rimac’s next-generation all-electric hypercar on the road.

The final test, which took place end of January, was the demanding side pole test, conducted at 32km/h and simulating a side impact with a lamppost. With very little of the car’s body and chassis between the pole and the occupants, and very little energy absorbed by the pole, it’s one of the most difficult tests a car can be subjected to. The structure of the Nevera proved to be so effective at distributing the crash energy that the door on the impact side could still be opened after the test. This test was the last passive safety US-homologation test, while European homologation tests were completed in 2021.

Passive safety for the Nevera has been developed by the in-house team at Rimac, initially using High Performance Cluster computers, capable of digitally simulating in near-perfect detail the effects of a crash test impact on every single component of the Nevera. Despite a physical crash test impact taking just 80 milliseconds – less than a blink of an eye – to simulate a test takes the computers 20 hours of processing time. Only once engineers have achieved the desired results digitally do they make adjustments to the physical cars and subject them to ‘the wall’.

The Nevera was designed from the very beginning to be extremely safe, built around an advanced carbon fibre monocoque extending between the front and rear suspension attachments. As a result, the Nevera is the stiffest production car ever created, with a torsional rigidity of 70,000 Nm/degree – a regular supercar will be around 40,000 Nm/degree. The monocoque also forms part of a very stiff survival cell that helps to dissipate energy around the occupants in the case of a crash. The roof of Nevera can resist more than three times the weight of the car.

Throughout the crash test program since 2019, Nevera prototypes were subjected to the most extreme of conditions. During this latest side pole test, the occupant – a 200,000 eur crash test dummy – experienced up to 25 g of lateral acceleration, but have been subjected to 41g during the frontal wall crash test at 56km/h. The highest impact speed Nevera experienced during the process was in the US-market rear crash test, completed at 80km/h. Furthermore, the last crash test resulted with the dummy’s load results being all green with high margin.

Rimac has been transparent with the crash test process, publicly sharing everything from the early materials tests, the prototype developments and these final crash tests. Members of the media have been actively welcomed in throughout the entire journey of creation for the Nevera, too, offering unrivaled insight into the development of a transformational all-electric hypercar from the ground up.

The Nevera was designed to excel in every area, with each component scrutinized and carefully engineered to deliver the best possible performance. For four years now we have been applying that same painstaking attention to detail to the safety of Nevera, with engineers working tirelessly on thousands of digital simulations and modifications to prototype vehicles, just to see their work destroyed during the crash testing process. All of their efforts has been absolutely crucial to the development of Nevera, and as this latest test concludes the Nevera crash-testing program, which brings us close to finally being able to hand over our next-generation all-electric hypercar to its first owners throughout the world.”

Vivian Stauffer is the CEO of Hamilton, an iconic name in precision watchmaking since it was founded in Lancaster, Pennsylvania in 1892. A Swiss national, Vivian Stauffer obtained his master’s degree in Chemical Engineering at the Ecole Polytechnique Fédérale of Lausanne. An outdoor enthusiast, he is an experienced pilot and also enjoys free skiing, mountain biking and hiking. He began his career at Swatch, a brand of the Swatch Group, in 2002, where he spent five years as a member of their sport and sales team.

In 2007, he joined Hamilton as Regional & Travel Retail Sales Manager and acted as Brand Manager of Switzerland between 2010 and 2013.
